The client acquired this property with a clear vision: to reposition their brand within an established neighborhood by creating a memorable and engaging environment that enhances both tenant experience and leasing performance. The project was driven by a need to develop a strong sense of arrival and identity for the community, transforming the space into a cutting-edge, urban oasis that resonates with modern design sensibilities.

From the outset, the design team faced significant challenges posed by the existing site conditions. One of the primary objectives was to work within the existing framework while enhancing the overall aesthetics. This required adding new layers of material texture without significantly altering the hardscape layout, thereby controlling costs. Additionally, the soil on site was severely compacted, leading to poor percolation rates that affected the stability and visual appeal of the landscape The existing irrigation system, originally designed for a less complex landscape, had to be adapted to accommodate the proposed enhancements. Furthermore, the outdoor living spaces - including a pool, fountain, fireplace, and cook center - required both structural and aesthetic updates to align with the client's modern vision while adhering to existing MEP parameters.
