Ambrose Uptown Courtyard

Dallas, Texas
by Keziah Olsen, LASN

Ambrose Uptown Multifamily stands as a pinnacle of urban luxury in the vibrant Deep Ellum entertainment district, at the heart of Downtown Dallas. Surrounded by myriad cultural and entertainment options - including restaurants, art galleries, music venues, and local pubs - the location is not just a residence, but a holistic experience embedded in the dynamic urban fabric.

The Lighting Issue of Landscape Architect and Specifier News saw many firms submit their projects for feature consideration. Ambrose Uptown Courtyard is one of several great projects we are excited to showcase on LandscapeArchitect.com.

The project's primary focus was the revitalization of the existing courtyards, responding to the client's need for a swift transformation. The courtyards, initially in a dilapidated state with raised planters dominating the space, underwent a comprehensive redesign. The removal of these planters increased the usable space from the original 1500 square feet to a more expansive 2750 square feet. This expansion allowed for the incorporation of various amenities, enhancing the overall functionality and aesthetics of the outdoor space.

A thorough site and context investigation were crucial in understanding the challenges and opportunities presented by the existing conditions, since the courtyard is situated above the garage. The raised planters were identified as a limiting factor, occupying valuable space and hindering user activities. The vibrant context of Deep Ellum influenced design choices, ensuring that the revitalized courtyards seamlessly integrated with the lively surroundings.

The design program prioritized the creation of a welcoming and functional outdoor space that met the client's vision. The removal of the dated raised planters was a key intervention to address the lack of open space for resident activities. The program included the integration of shade structures for various group sizes along with outdoor kitchens, fire pits, TV, and bocce court; the introduction of synthetic turf to soften hardscape areas, and the replacement of brick inlays with synthetic turf to enhance the overall aesthetic appeal.

The overarching design intent was to transform the courtyard into an aesthetically pleasing, relaxing, and functional environment that resonated with urban luxury. The landscape designer aimed to strike a balance between greenery and hardscape elements, creating a harmonious and visually appealing space that aligned with the client's vision for a modern and inviting outdoor area.

With loading weight restrictions on top of a roof deck limits selections available, the choice of materials played a crucial role in achieving the desired design aesthetic and functionality. Synthetic turf was strategically installed to replace the exposed surface upon removal of raised planters and brick inlays, providing a soft and visually pleasing contrast to the hardscape. Landscape Lighting, Firepits, TV, and a small Kitchen herb garden was added with water-wise native Texas planting. The installation methods were executed with precision to ensure the longevity and durability of the chosen materials. Attention was given to the seamless integration of these elements, creating a cohesive and well-executed design. Over 8000 pounds of demolition material was removed manually using service elevators, as access via a crane was cost prohibitive and hazardous.

Environmental sustainability was considered in the project by retaining existing drainage systems and avoiding additional loading on the raised roof deck. The use of synthetic turf - a low-maintenance and water-efficient alternative - contributed to the project's eco-friendly approach. The landscape design aimed to enhance the overall environmental quality of the space, ensuring it remained a sustainable and enjoyable outdoor retreat.

Collaboration with the client was a cornerstone of the project's success. The landscape designer worked closely with the new ownership to understand their vision and requirements, ensuring that the final outcome aligned with their expectations. The collaboration extended to working with other professionals and vendors involved in the project, fostering a multidisciplinary approach to problem-solving and creativity.

Key issues addressed included the need for increased usable space, improved amenities, and a seamless integration with the dynamic surroundings. The transformation focused on creating not only a visually appealing landscape but also a highly functional space for residents. Privacy screens were strategically placed to enhance the sense of seclusion and intimacy within the courtyard, addressing the need for private retreats within the communal space.

In conclusion, the revitalization of Ambrose's Roof Deck courtyard reflects a meticulous approach to design and functionality. The project successfully balances aesthetic appeal, usability, and environmental considerations, creating an urban oasis that enhances the overall living experience for residents in the heart of Downtown Dallas.
