SF Median Price Range for Condo and Home Sales

''If you're going to San Francisco, be sure to''???(R)???AE? be ready to pay between $1 million and $1.4 million, because that was the dominant median price range for condo and homes sales in the city in 2015. According to a report from the Paragon Real Estate Group https://tinyurl.com/gt9kwde 840 condos and 640 houses sold in that range.

The report, replete with colorful graphs, notes the S.F. luxury market is ''shifting from the city's northern neighborhoods to districts such as the greater Noe Valley area and the South Beach/Yerba Buena district.''

Paragon defines luxury homes as those selling for at least $2 million. Those rather plebian residences (the $1 million to $1.4 million homes) don't quite make the lofty ascent to the luxury plateau.

The most expensive houses in the city are in Pacific Heights and begin around $5 million. or more. Pacific Heights is a rather small rectangular park-like area within the borders of Bush Street, Presidio Avenue, Union Street, and Van Ness Avenue, with views of the Palace of Fine Arts, the Presidio, and San Francisco Bay, including the Golden Gate and Alcatraz.

Paragon defines luxury homes as houses that sell for at least $2 million, or condos that sell for $1.5 million or more. By those metrics, 480 high-end homes sold in 2015, and 665 luxury condos. The majority of luxury condos were sold in the South Beach/Yerba Buena/Mission Bay/SoMa area. A total of 133 luxury condos ($1,352 square footage on average) were sold in those neighborhoods in 2015 (as of Nov. 20).
