The community of RainDance spans more than 1,100 acres in the Town of Windsor in northern Colorado and includes over 2,500 single-family homes and condominiums. Envisioned as a unique blend of tradition and innovation, RainDance represents a new model for community living rooted in agriculture. National landscape architecture firm Norris Design was engaged to lead the land planning, entitlement, and landscape architecture efforts, guiding the project from early visioning through implementation. The result is one of Colorado's first collaborative farming communities - an environment that thoughtfully balances the heritage of farming with the expectations of a modern, connected lifestyle.

Tilling The Soil

 
Inspired by northern Colorado's deep agricultural history, RainDance is a place where residents don't just live near farmland - they live within it. The community integrates approximately 50 acres of actively cultivated land, including orchards and fields that produce fresh food shared among residents. Agrarian patterns shape the overall plan, bringing the visual and functional language of farming into the heart of the neighborhood. Tree-lined streets, pedestrian-friendly pathways, and welcoming public spaces evoke the charm and hospitality of a traditional small farm town while supporting contemporary living.

Access to parks and open space was a central priority in the planning process. Every home is located within one-third of a mile of a park, ensuring convenient and equitable access to outdoor amenities. More than a dozen parks and open spaces are distributed throughout the community, each offering a distinct experience. These spaces are not only recreational but also educational and immersive, reinforcing the agricultural identity of RainDance.

Seasonality - essential to farming life - became a guiding theme for the community's design. The design team organized the development into four distinct districts, each inspired by a different season. This concept is expressed through park programming, planting design, materials, and color palettes, creating a dynamic and ever-changing environment throughout the year. From spring blossoms to autumn harvest tones, the landscape reflects the rhythms of nature and agriculture.

Seeds of Creativity
Playgrounds within RainDance further reinforce the agrarian narrative. Designed with agricultural motifs, these spaces draw inspiration from farm equipment, crop patterns, insects, and animals. Residents, particularly children, engage with environments that are both imaginative and grounded in the realities of farming. Many parks incorporate active fruit orchards, allowing residents to experience harvesting firsthand and strengthening the connection between community and food production.

To bring these ideas to life, Norris Design collaborated with a range of partners, including Landscape Structures, Cre8 Play, and BCI Burke. Together, they developed a mix of off-the-shelf, custom, and semi-custom play elements tailored to the community's identity. Artificial turf became a key design feature, used creatively with varied colors and patterns to mimic agricultural forms such as crop rows and fields. In a nod to sustainability and authenticity, recycled farm equipment was repurposed into functional site furnishings like bike racks, as well as sculptural features integrated throughout the landscape. Beyond structured play areas, each park includes flexible open lawn spaces that support a wide range of activities. These adaptable areas host community events throughout the year, including farmers markets, seasonal festivals, and fruit-picking gatherings. These shared experiences foster a strong sense of community and celebrate the agricultural roots that define RainDance.

A Bountiful Harvest
The success of RainDance is evident both in its rapid development and its popularity. Full buildout occurred in roughly half the time originally anticipated, reflecting strong market demand and the appeal of its unique vision. Today, RainDance stands as one of the most sought-after communities in Colorado, recognized with numerous awards for its planning, design, and innovation. Its parks and community spaces are actively used by thousands of residents, creating a vibrant, connected neighborhood that honors the past while embracing the future.
