The Press; Costa Mesa, CA
The Press transforms the 1968 Costa Mesa LA Times printing plant into a 23-acre adaptive reuse creative campus. Architects "sky-cut" the original structures to form open-air planted walkways. The innovative design celebrates architectural imperfection, blending new concrete with industrial follies like an old conveyor belt and a hoist frame. Seven massive existing trees were relocated into the building skeletons, creating an immediate overgrown, wild aesthetic. Sustainability features include drought-tolerant bio-basins, semi-transparent metal grate paths, and an old rail line converted into a public community trail. Rivian Outpost; Joshua Tree, CA
This desert-modern EV charging hub is designed to capture the nostalgic joy of the great American road trip. Setting a new model for adventure infrastructure, the site features 12 fast chargers open to all EVs, a zero-waste food initiative, gear repair stations, and local trip planning. The 100% native landscape features rescued desert plant specimens slated for construction demolition elsewhere. Four mature Joshua trees were protected to anchor the project's authentic sense of place. Built with honest, modest materials that highlight expansive desert views, the outpost incorporates educational placards and a mini museum to encourage reflection, transforming a routine charging stop into an immersive environmental sanctuary. 777 Aviation; El Segundo, CA
777 Aviation reimagines Craig Ellwood's 1968 modernist Xerox headquarters into a multi-tenant creative office campus. Using an "inside-out" approach, the design team mirrored the building's column rhythms while introducing lush, drought-tolerant gardens and wood-decked "front porch" trellises. At the entrance, George Sugarman's historic sculpture series has been restored and anchored within a newly defined public sculpture garden. The campus balances privacy and community with burnished block walls, a dog park, and whimsical circular murals that align with internal sightlines. Outdoor workspaces, private gym patios, and a dramatic palm-lined promenade lead to food truck stations, all while preserving existing olive trees. Recognition: 2018 LABC Award of Excellence for Landscape Architecture; 2021 BOMA TOBY Award.
Apollo at Rosecrans; El Segundo, CA
Apollo at Rosecrans is an award-winning adaptive reuse project that transforms five windowless, high-security aerospace warehouses in El Segundo into a vibrant, light-filled creative campus. To flip the oppressive, inward-facing paradigm on its head, the design team punched open the bleak structures and replaced 100,000 square feet of asphalt parking and thirsty lawns with a porous, drought-tolerant landscape. This innovative "inside-out" layout converts old fire lanes into pocket parks and flexible outdoor workspaces. The campus centerpiece is a central plaza featuring a large, double-sided outdoor fireplace, a trellis, BBQ grills, and amphitheater seating designed to host concerts. The Vineyards at Porter Ranch; Porter Ranch, CA

The Vineyards at Porter Ranch is an open-air, mixed-use oasis designed to evoke a modern California vineyard while healing a community after a historic natural gas leak. The design features a sunken courtyard and play zone recessed below storefront grade, utilizing a custom water weir inspired by New York's 9/11 Memorial to isolate visitors in a tranquil, riparian ecosystem. The site captures rainwater for irrigation via a 390,000-gallon underground cistern and utilizes solar photovoltaic arrays. Over 400 mature trees provide immediate shade alongside an acre of Cabernet and Syrah vines used to produce an estate-grown red blend. Circa; Downtown Los Angeles, CA
This 2.7-acre mixed-use development features twin 34-story elliptical glass towers rising above an eight-story podium capped by a massive two-acre amenity deck - one of the largest in the city. LRM overcame complex engineering hurdles, including structural weight limits and methane-release piping, to organize the deck into human-scaled outdoor rooms. Innovative design elements include wood-clad oval garden pavilions nestled into sloping planters and quartz stone paths that meander through drought-tolerant gardens. The campus features a multi-level pool deck split by a two-sided tile fireplace and a viewing deck facing the Crypto.com Arena. ELEVON; El Segundo, CA
Elevon is an award-winning, 12-acre creative office development that integrates professional workspaces into a lush, multi-seasonal garden setting. The campus is organized around two pedestrian "mews," including a Central Green that bridges corporate office spaces with high-end retail and outdoor restaurant dining. To overcome a highly complex on-site soil profile, LRM collaborated with an arborist and soil analyst to install a thriving, drought-tolerant habitat entirely sustained by a recycled water irrigation system. Amenities include a double-sided fireplace plaza, a dedicated dog park, and integrated recreation zones for bocce ball and ping pong. 101 Continental; El Segundo, CA
101 Continental transforms a once-insular 1970s podium entry court into a welcoming public garden that reconnects the building with the surrounding neighborhood. Originally shaped by a parking podium with rigid geometry, the site presented a hard edge to the street. The redesign softens that boundary via an undulating landscape edge, layered planting, improved circulation, and framed views that invite both tenants and the public into the space. By turning the building experience outward, the project blurs the line between interior and exterior, public and private, replacing separation with openness and transforming the podium into a civic amenity rooted in walkability, connection, and community.
