New land use research released by the National Association of Home Builders (NAHB) revealed a national trend where developers of AI Data Centers are paying exorbitantly high prices for land - and pricing out home developers in the process.

 
The NAHB report titled "Servers Over Shelter: How AI Data Centers Are Outbidding Home Builders for America's Land" details transactions costing millions-per-acre for land in Virginia. A 2025 land price analysis revealed that median land prices in Loudoun County sat around $125,000 per acre, but a purchase of 97 acres for the purpose of building a data center came out to $6.3 million per acre - over 50 times more the median land price for a home developer.

The report goes on to tell stories of places in Illinois where existing homes were purchased and razed to make a 2 million-square-foot data center. Texas and Nevada are reporting similar stories near places like Dallas and Las Vegas, cities already experiencing dramatic increases in housing demands and prices. Home developers cannot compete with these prices, as everything is passed onto the home buyer when development is complete.

These outrageous numbers seem even more grotesque when compared to statistics from NAHB's 2026 analysis revealing that an estimated "65% of U.S. households could not afford a median-priced new home of $413,595 at a 6% mortgage rate." Even worse, "every $1,000 increase [...] would price out another 156,405 households." In Northern Virginia - where these campuses seem to be popping up the fastest - the median price of a home has increased 54% over the past ten years. The quickly growing number of large AI data centers will make that amount go up even higher.

While many bills regarding AI data centers have focused on site assessments, water use reporting, generator permit limitations, and other infrastructure considerations, none have addressed the housing issue. So far, the NAHB reports that it is not aware of any legal action involving a home builder suing over land competition and will continue to monitor any litigation that arises.
