Rural James City County, Va.


James City County, like many parts of the country with existing rural lands, is mulling the future of its open spaces. The venerable county, founded in 1634, lies on the eastern Virginia Peninsula, with Williamsburg the county seat. The James City County Board of Supervisors has appointed a Rural Lands Committee (RLC) to work with staff and its consultant, Renaissance Planning Group, to consider changes to the County?EUR??,,????'???s rural policies and ordinances.

The current zoning allows one home built for every three acres. With 15,400 acres of rural land available, not including environmentally protected lands, about 6,900 new homes could be built.

The RLC is leaning toward supporting voluntary clustering, adopting a policy to encourage developers to cluster homes on a small pieces of land and keeping the rest as open space. The Daily Press reports that in a public meeting vote, the majority of citizens wanted to keep the current zoning intact, though the second-largest number of votes was for voluntary clustering.

James City County Board of Supervisors will be the ultimate arbiter of the RLC?EUR??,,????'???s recommendation.
