The ULI Case Studies collection showcases innovative approaches and best practices in real estate and urban development. The newest case studies include two innovative office buildings and a major mixed-use development. 680 Folsom Street, San Francisco is a 14-story office building originally built in 1964 that has been completely renovated and seismically retrofitted. Renovation involved removal and replacement of nearly everything in the building except the steel frame; two floors were also added. CityCentre, Houston, is a mixed-use urban development that encompasses five office buildings, three multifamily residential options, brownstones, two hotels, streetfront restaurants and retail space, conference space, a cinema, a health/fitness facility, and parking. The project has been developed on a 37-acre site"?urecently expanded to 47 acres"?uformerly occupied by a retail mall that was failing. The plan revolves around a central open space/plaza, and features a pedestrian-friendly environment. Bullitt Center, Seattle, is a six-story green office building designed to meet the stringent requirements of the Living Building Challenge (LBC). The building produces all of its electricity on site via a 14,000-square-foot rooftop photovoltaic array. Methods used in the building to conserve and manage water include rainwater harvesting, a green roof and a bioswale to treat graywater, and composting toilets. Other green features include geothermal heating and cooling, and the use of building materials and finishes that are free of toxic chemicals.
