The Taylor Displays Beauty

Uptown District, Dallas
by Linda Tycher & Associates

Linda Tycher & Associates worked with this multifamily urban infill project's developer, Streetlights Residential, to create an amenity-rich outdoor area with a multi-level pool as its centerpiece. Also included in this 16-story complex in Uptown Dallas are an outdoor kitchen and bar area, lounge seating, flat screen TV's, a see-through "spark" fireplace and over 5,000 square feet of limestone and Ipe wood pool decking.
The sheer decent in the foreground, as well as the two on the back walls of the pool are uplit which, along with the glowing pool and "L" shaped fire pit, creates a dramatic night scene.
The same decorative lights that define the perimeter walkway outside the Taylor were specified to illuminate the seating area behind the trellis. Pockets of planting throughout the space help separate the many gathering spaces.
The plan rendering of the pool courtyard shows the many details that went into this part of the project.
The trellis is equipped with directional accents lights at the top of each column and LED lighting highlights the water curtain as it spills 9' from the top of the trellis down into the pool.
The gentle curve of the cantilevered trellis and wood decking mirrors the flowing geometry of the pool.
Twenty-nine IDA-Approved "Dark Sky Friendly" Quadrolisk streetlights with an LED array and aluminum pole in a silver finish define the perimeter's walkway. Native stone walls in neutral colors blend with the architecture.
The linear "spark" fire ribbon is accented with a glass tabletop infinity edge waterfall.

The Taylor is a 309-unit, 16-story, multifamily, urban infill project located in the popular Uptown District of Dallas, Texas. The project was developed by StreetLights Residential, which was founded by Doug Chesnut and Tom Bakewell in 2011 and currently has projects in Texas, California, Georgia, Florida, Tennessee, and Arizona.

As StreetLights Residential's first project, The Taylor was focused on a community-driven design approach to New Urbanism. This development provides many outdoor amenities including a sky terrace, an outdoor kitchen and bar area, lounge seating, flat screen TV's, fire pit, and a luxurious multi-level pool. The pool, being the hub of the project, was created for rest and relaxation. Featuring over 5,000 square feet of limestone and Ipe wood pool deck, the pool area is filled with a variety of different gathering spaces. Options included quiet lounging under the trellis, basking in the sun on the tanning ledge, and multiple conversation groupings near 5 waterfalls. On the weekends or evenings, residents can warm up the grill and have some friends over to dine pool side. At night the soft glowing lights of the pools create a wonderful ambiance. An infinity edge water feature spills from the upper pool to the lower. Both pools are accented with Florida water walls clad in stone tile. This subtle splashing helps soften the noise from the adjacent street. The infinity edge, along with the water walls are all internally illuminated. This provides dramatic highlights at all of the water features that contrasts nicely with the soft glow of the pools.

The long gentle curve of the upper pool is accented by the adjacent cantilevered trellis. Working off the existing street geometry, this upper pool nestles into the surrounding development and streetscape. The trellis is equipped with directional accents lights at the top of each column and LED lighting highlights the water curtain as it spills 9' from the top of the trellis down into the pool. The trellis columns are clad with dense limestone to match the stone pool deck and the trellis shade structure is constructed using a combination of steel and Ipe wood. The trellis spans the length of the upper pool and provides needed escape from the hot Texas sun.

The lower pool, or plunge pool, offers the users a quick place to cool off without accessing the main pool. The focal feature of the lower pool is an "L" shaped fire feature, wrapped by a table top water feature. This feature provides a unique pool experience and becomes a very dramatic focal point at night. Both pools feature a medium lagoon plaster finish creating a cooling sensation before even entering
the water.

Slightly below the elevated pool development, the city walk wraps along the bustling city streets. Strict landscape development guidelines in accordance with P.D. 193, an overlay district, provides wide walks, proscribed street trees species and planting, and generous plant material in the front yard. Given the name of the developer, StreetLights Residential, it was only fitting to line the city walks with a wonderfully designed and precisely crafted light fixture known as a Quadrolisk that would accent the beauty of this unique development. As the first project in Uptown to use this fixture, it further emphasized the quality and care that went into the design of this project.

At the front of the building, long modular pavers interrupt the concrete walk signaling the main entry. Flanked by raised limestone planters, entry steps lead the user into the main lobby. Lush layered plantings further highlight the destination and provides a colorful softening effect at the base of the building. Multi-level townhomes complete the rich and varied streetscape.
