BNE Real Estate Group has transformed a former office complex in West Orange, New Jersey, into a modern residential community featuring 425 multifamily units across three buildings.

This development includes 44,000 square feet of amenities, such as two onsite lifestyle clubs with social lounges and entertainment areas. Located behind the newly renovated Essex Green Shopping Center, this project revitalizes a long-vacant site and is part of a larger, multi-phase plan.

Bohler's planning, landscape architecture, and design team played a crucial role in this transformation. The team designed a 23,000-square-foot outdoor pool amenity courtyard, featuring the largest pool in BNE's portfolio with a wet deck and seating ledges.

The luxury apartment community is further enhanced by various, thoughtfully designed outdoor amenities, including an outdoor bar, grilling stations, a private dining area, fire pits, lounge seating areas, and an outdoor movie area with a synthetic lawn, along with a 13,000-square-foot passive recreation space. Each of these elements adds to the upscale, community-oriented atmosphere of the development.

The site's significant topography and existing wetlands required careful consideration of riparian buffers and plant species selection. Additionally, two dog parks were proposed and later dedicated to the Township. Bohler managed the Schematic Design, Design Documents, Construction Documents, and minor modifications for these features. The redeveloped site now includes a walking path, landscape lighting, wind art sculptures, and rain gardens, all of which enhance the aesthetic and functional appeal of the residential community.
