MLSaxinger & Associates, Inc. (MLS) was founded in 1993. Originally a landscape contracting business, the company transformed into a land development and site design studio in 1997. From that time forward, MLS has prepared subdivision and land development plans throughout southcentral Pennsylvania. MLS's mission is to work with owners to develop their land in a creative, responsible, and sustainable way while achieving their land development goals and objectives. Recently, stormwater has moved to the forefront in land development, giving MLS the opportunity to work with landowners and developers and to educate them on current best management practices for controlling and managing stormwater runoff. A: MLS oversaw the design and construction of this natural-looking water feature for a residence in Lancaster County. The hillside water feature is created to screen unsightly views from the neighboring property and to buffer unwanted noise. The waterfalls are also located opposite the dwellings' main entrance, providing a welcoming atmosphere.

Muddy Run Park Splash Pad,
Drumore Township, Pennsylvania

B: MLS prepared the land development and stormwater management plans for this location. The plan includes positioning the splash pad so that it will fit into the existing fabric of the park while providing a safe and accessible route to the pad. It also includes the required stormwater management facilities for the new impervious cover being added. Care was needed to grade the splash pad into the hillside while providing a location with ample accessibility.
