According to a monthly report released by the U.S. Census Bureau and the U.S. Department of Housing and Urban Development on March 26, new residential housing stats are down from January. Sales of new one-family houses in February were at a seasonally adjusted annual rate of 854,000. This is a total of 8.1% below the January rate of 929,000, and 8.9% below the February 2002 estimate of 937,000. February sales were down from January this year 36.8% in the Northeast, 6.3% in the Midwest, 8.6% in the south, and 0% in the west. The median sales price of new houses sold in February 2003 was $188,800, and the average was $235,000. The seasonally adjusted estimate of new houses for sale at the end of February was 352,000, representing a supply of 5 months at the current sales rate. Prices for housing are up from January, when the median sales price was $182,300, and the average sales price was 228,600. the seasonally adjusted estimate of new houses for sale at the end of January was 346,000, representing a supply of 4.5 months at the current sales rate. What this means? Less homes are being built for more money.
