Burnham Square in Columbus?EUR??,,????'?????<???EUR? downtown Arena District has set the stage as one of the first true mixed-use neighborhoods in the evolving area. Award-winning urban design, landscape architecture, and entertainment design firm, MSI, provided the master planning, urban design and landscape architecture services for the project, including full construction documentation for the refined urban landscape.
Previously nonresidential, the new residential, 99-unit Burnham Square, named after internationally recognized architect and urban planner Daniel Burnham, is one of downtown?EUR??,,????'?????<???EUR?s few new-build developments. It features oversized windows and large terraces anchored by a grand, linear courtyard with secure underground parking.
A true community within a community, Burnham Square?EUR??,,????'?????<???EUR?s refined urban design is visually appealing and highly functional from any angle, with pedestrians, cars and buses sharing the landscape. The streets within the square are integral to the design and function of the project and are part of the public roadway network of the district.
Landscape elements work in harmony with a strong design plan and provide physical and visual connections to the adjacent urban environment. The northern edge of the piazza and courtyard frames views, leads pedestrians and provides interesting texture to the neighborhood. The townhouses and their terraces border the courtyards and provide a layered effect from the private terrace to the public courtyard. Parking is accommodated in a structure concealed behind the residential fa?????ade.
The MSI Design team created a compelling urban design by integrating hidden parking into the overall plan, while offering views for each townhouse. Underground parking, either fully or partially below-grade, was chosen to allow more comprehensive use of street level and above-grade areas. The underground parking structure is enhanced with a green roof featuring sculptural landscape elements and richly textured pavement.
The high cost of underground parking, proper support for vehicles and plant life and waterproofing were all issues. The result of the design is an aesthetically pleasing front door experience for all Burnham Square units. Units located on the east edge experience stunning views of the three-acre McFerson Commons greenscape.
The area shown in the Burnham Square master plan is in Columbus, Ohio?EUR??,,????'?????<???EUR?s downtown Arena District, formerly home to the Ohio Penitentiary. The prison closed in 1983, but the complex stood vacant for more than 10 years before the state sold it to the city to make way for urban redevelopment. Private investment within the district has pushed beyond 500 million dollars in its 10-year history.
Historic hardscapes from Columbus?EUR??,,????'?????<???EUR? past are incorporated into MSI?EUR??,,????'?????<???EUR?s design of Burnham Square, including salvaged brick and cobblestone. The recycled and reclaimed bricks and cobblestones are all from Columbus and quarried in the Hocking Valley region of Ohio. The challenge in using the materials became peeling away old mortar and debris which was mitigated by the appealing hues of red, orange and blue. The design team was pleased to see the bricks and cobblestones presented an antique appearance with modern durability that preserved the historic integrity of the district.
The recycled bricks and cobblestones are incorporated with new concrete cobble hardscape materials to create rich textural accents in the square?EUR??,,????'?????<???EUR?s courtyard. Burnham Square?EUR??,,????'?????<???EUR?s internal streets and sidewalks also use new hardscape materials of clay brick. The materials chosen complement the abundant green space in the courtyard and the large grove area.
Hardscape materials from Columbus?EUR??,,????'?????<???EUR? past have been used on other projects within the city and by MSI in the surrounding downtown area, including the nearby Short North District. MSI plans to continue its use of the aged hardscape in future projects before the supply runs out.
The Arena District, an area once dominated by a grim penitentiary, has emerged a successful 90-acre reclamation of a forgotten corner of downtown Columbus. The initial plan for the district, completed by MSI Design in 1997, called for a true mix of office, retail, entertainment, public parkland and residential development. Burnham Square welcomed its first residents in early 2006.
Nationwide Realty Investors Ltd. reported all townhouses were sold by September 2007 with the final unit selling for $500,000. Future plans for Burnham Square call for more residences to its south, now occupied by parking lots.
Encouraged by the successful Burnham Square project, the 20-story condos at North Bank were erected. To date, private investment within the Arena District has pushed beyond 500 million dollars in its 10-year history. Aggressive development continues in the district and will welcome the opening of the Columbus Clippers AAA baseball stadium in 2009.
