Developers and landscape architects must meet a new landscaping requirement for Seattle?EUR??,,????'?????<????????????EUR??,,??s commercial areas, known as the ?EUR??,,????'?????<????????Seattle Green Factor.?EUR??,,????'?????<???????? The program is designed to improve the extent and quality of landscapes, while allowing flexibility for developers and landscape architects to meet the requirements.
The green factor encourages planting of layers of vegetation in areas visible to the public and along the street directly next to the property. Bonuses are provided for using rain water harvesting and choosing low-water use plants.
Larger trees, tree preservation, green roofs and green walls are encouraged by this mandate. A worksheet assists in calculating the landscaping “score” and allows the landscape architect to try different combinations to meet the requirements.
The green factor was developed as part of the Seattle City Council?EUR??,,????'?????<????????????EUR??,,??s review of the mayor?EUR??,,????'?????<????????????EUR??,,??s Neighborhood Business District Strategy (NBDS). The NBDS proposal, the first substantial revision and update of commercial zoning requirements in many years, is intended to advance the city?EUR??,,????'?????<????????????EUR??,,??s growth as embodied in Seattle?EUR??,,????'?????<????????????EUR??,,??s Comprehensive Plan.
