There are two different philosophies on cleaning. One school of thought is oriented toward ?EUR??,,????'?????<?Old is old and ought to look like old. Why would one want to make something old look like new, anyway??EUR??,,????'?????<? The other philosophy is ?EUR??,,????'?????<?Clean is good. The aesthetics are better and the materials perform more like they were designed to perform when not covered with foreign materials.?EUR??,,????'?????<?
This article is aligned with the ?EUR??,,????'?????<?clean is good?EUR??,,????'?????<? philosophy. Part of that orientation is personal taste, and part of that is because oil, pollution, dirt, paint, and other materials form barriers, preventing materials from breathing.
In turn, this can trap moisture, which can accelerate freeze damage, growth of organic matter, and a variety of other problems.
Subscribing to the ?EUR??,,????'?????<?Clean is Good?EUR??,,????'?????<? philosophy has other benefits. With routine cleaning, stains have less of a chance to penetrate deeply; this makes them easier to address. Routine cleaning also avoids having areas where stains are removed appearing cleaner and not matching the surrounding surface.
Some consistent themes/wisdom in articles about cleaning which is worth repeating:
Cleaning is an interesting interplay of five principle variables: temperature, turbulence, chemical, time and equipment. The mix and specifics of these variables are governed in part by the specifics of the stain, in part by the material being cleaned, and in part by the property manager?EUR??,,????'?????<???EUR?s priorities.
Considering that most people have more to do than time to do it, there is a bias in this article toward minimizing time by flexing the other three variables toward that end. Let?EUR??,,????'?????<???EUR?s define each of the variables in a little more detail.
?EUR??,,????'?????<?Water jets can clean concrete effectively at pressures of 5,000 to 10,000 psi.?EUR??,,????'?????<?
Obviously, water jetting can also accelerate cleaning on hard surfaces, such as granite, or concrete, when chemicals are not required. These higher pressure units have the flexibility to operate at lower psi when required.
Processes for removal of frequently encountered stains:
Obviously, there are many more stains than time and space permitted. Hopefully the information above solved a few of the more common problems.
